My new PickRent.com site has been growing at a nice rate since I started it at the beginning of this year.

It’s a totally free rental site to post to. If you thought about giving it a try before, now might be a good time to do so.

Google seems to like it, I just noticed that PickRent has sitelinks showing up in the search results.

I have been updating my database of rental scammers which has hundreds of email address and I created a public page where anyone can check against the database.

I am willing to share my blacklist database with my competitors in hopes that we can get rid of all these nasty scammers.

Now the FBI thinks it is serious enough to post a consumer alert on the FBI’s web site.

It is fun to look at what type of traffic you get from Nigeria to see what they are doing on my PickRent.com site. Above you can see from my Google Analytics where they are coming from before they get to my site. The ParisHousingScamWatch and the ScamVictimsUnited sites have blogs posts about my scam detection tool and the spammers are looking up that information.

And below you can see what keywords they are using to find my site.

As you can see the scammer that uses mcknightjamesmgt@yahoo.com is finding my PickRent scam detection tool where I use his email as an example. I am guessing he doesn’t care that I published his email address because they make new ones weekly.

No. 3 above is very interesting keyword phrase, this is my guess how the scammers search for properties to clone for their scams.

I spent the past few weeks developing what I think came out to be a very cool looking and free property management template.

The rental template pulls in your listings from PickRent.com automatically so you never have to enter your properties twice. Any changes you make within PickRent to your listings are instantly updated on the template.

I added some neat Google Map features too so visitors can see all your property locations within your metro area. All of these map points get pulled in automatically too.

The template is great for the person that does not want to spend $80 a month on a fully hosted solution. For zero dollars anyone can get up and running quickly or even revamp their site with a new fresh look without having to setup a database.

Also you don’t need to feel trapped using it because in the future we will add XML support so you can distribute all your listings around to other rental vendors easily.

Well it is free so you get what you pay for. If you are truly stuck you can shoot me an email. Since it us free my paid work comes first so it might be a while until I get with you.  And I might answer your question in a video if others have the issue.

For years, I have been wanting to create a FREE national rental site.  Three months ago, I finally started.  Yesterday, PickRent.com went live.  It took about 180 hours for me to create.

Dan Daugherty (left) from RentMarketer.com helped me celebrate my site going live by having lunch with me in Denver at Mona’s Restaurant.  Dan’s company will help me load it up with rentals!

I will be looking to contact other rental sites to see if they would like to post their rentals on PickRent as well.  Again, for free! I can post just the snippet of the rental listing and link to my competitors sites for the detailed listing info, much the way Oodle does it.

I still have some work ahead of me to eliminate the duplicate listings that are bound to happen from various XML feeds, but I am optimistic I can provide a good user experience for my visitors.

How will I monetize this site?  My hope is to generate revenue from premier listings that are listed before the free listings. I don’t plan on releasing the premier ads until I meet a critical mass in traffic, which should take a while.
