There are several home warranty companies that are out there. Some will provide service to homes that are leased while others won't. If they do, it's good to check to see if they must have coverage started before the home becomes a "rental" or if they can start service after you've had a resident or two. The other thing to do is compare services of each of the warranty companies as well as prices. A good question to ask: Will they bill the resident or the owner for the service call? Then the owner/property manager must account for the warranty service call charges in the lease (most will bill at the time of service and the resident will be the one calling the work in).

Home warranties are a great thing for residents as well as the owners!
