Before I completely answer this question, I want you to know that there are a lot of the tools out there will give you an average for a certain type of property, however there are 100's of other factors out there for correctly pricing your property. RentVine has a average rent tool, rentBits has one, apartmentratings.com has one and those are the 3 that I know of.

But again those are going to give you an average for your market. Now a 3 bedroom 2 bath house in Tacoma Washington is a very large moving target, it depends where it is, what condition it is in. All those calculators are just a general rule to where you get started. A house that is in perfect condition is going to rent for more than one that is run down where it requires the tenants to do some work. So an average rent tool is a great place to start with, however don't use it a the gospel to price your Tacoma rental.
