Property management is changing fast
Like any industry, property management has seen a lot of change over the last five years. Nicholas says what's coming in the next three to five is bigger. If you're mediocre at your job or hanging on by a thread, it's time to find a new industry.
Open APIs let you build what you need
Rentvine plugs in through an open API, which means you can pair it with tools like Cursor and Claude to build some pretty cool custom solutions. Nicholas sees that doing two big things for the industry.
Leaner operators will out-compete the old model
Plenty of property management companies are still running on an old model. They're overstaffed, they have paper files, and they carry a lot of overhead, including office space and headcount. Nicholas says that overhead gets padded and passed on to clients. Younger, leaner companies don't have that infrastructure, so they can out-compete the companies that do.
The ratio of people to properties is about to change
It used to be that a maintenance coordinator managed a couple hundred units. Then it went to maybe 500, then 800. With agents and the tools coming online now, Nicholas expects one person to manage a couple thousand units. He says the same will be true for property managers, with tools that can roll through lease rules and similar work.
Retool or lose business
Some of the older, bloated companies will have to retool or lose business. Meanwhile, others will get far more results out of the same effort for their clients.
Why now is a good time to own real estate
The same shift opens another door. Nicholas says it's a great time to own real estate yourself, because you can scale these systems into ownership too, not just management.
