If an issue comes back within about 90 days of a closed work order, Rentvine Cru flags it as a recall. It suggests opening a new work order linked to the original and sending it back to the same vendor, with a note asking for a return visit. No more digging through history to figure out whether you've seen this problem before.
Suggests the right vendor
When a new work order comes in, Rentvine Cru suggests a category and a ranked list of vendors. The ranking looks at who has worked at that property, who has handled similar jobs across your portfolio, and any notes you've saved. That includes vendors you've flagged to keep away from a property.
Reassigns declined jobs
When a vendor declines, Rentvine Cru flags it and suggests the next best vendor for the job, so the work order doesn't sit unassigned.
Nudges quiet vendors
When an assigned vendor hasn't responded in about 24 hours, Rentvine Cru drafts a one-click follow-up asking them to confirm their availability.
Keeps the schedule current
When a vendor and resident agree on a time in Rentvine chat or email, Rentvine Cru suggests adding it to the work order and flags any scheduling changes later.
Drafts status updates
When someone asks "when's the tech coming?", Rentvine Cru drafts a reply using what's already on the work order, including chat, email, and internal notes. You review the draft and approve it before it sends.
