An in-depth look at key differences that matter most.
Top features, compared.
If you're managing 300 to 1,000+ doors on AppFolio and watching your per-door cost climb with every add-on, this page is for you. An honest side-by-side of how Rentvine compares.
Support and pricing
35-minute average response, unlimited training, one transparent rate
Reported delays as you scale
35-minute average support response, multiple channels, and unlimited training for the life of your account. One transparent rate with no add-on fees for API, custom fields, automation, or AI.
"During onboarding the RV team was very responsive and helpful. We had a dedicated representative helping us throughout the process, and he even held a training session with our staff."
- Alexandra Mihailescu, HomeVault Property Management
As AppFolio has scaled, customers report slower support and sometimes no response. Pricing starts per door and climbs with add-ons your team needs.
User experience
Modern, intuitive UI
Complex, legacy interface
A modern UI built for property managers who hire and grow. Most teams are operating confidently within days, with role-based training before go-live and unlimited support after.
"It's very intuitive. I don't have to train somebody for three months on how to use the software."
- Joseph Atha, PMI Indianapolis
Capable, but built on an enterprise-led roadmap. Customers cite a learning curve and ongoing reliance on a few power users.
AI built-in
Built into accounting, maintenance, leasing, and more
Realm-X, layered on top
AI is part of how Rentvine works. Fixie triages maintenance and summarizes threads. Our MCP connection pulls your Rentvine data into one place, and vendor bill capture pulls invoice data automatically. All included, not a paid add-on.
Realm-X is layered on top of legacy workflows and sits on higher tiers, so the AI does not always know the work it is being asked to do.
Automation
Built-in automation tools
Basic, tier dependent
Rentvine's automation engine, unified inbox, and AI features like Fixie and vendor bill capture are built into the work and included, so your team spends less time on repetitive tasks and more time on owners and residents.
On AppFolio, workflow automation and smart maintenance sit on higher tiers and add-ons, so automating more of your operation often means upgrading.
Scalability
Designed for growth
Cost increases as you scale
Rentvine is built to take you from a few hundred doors to a few thousand without re-platforming. Automation, open API, and AI come along as you grow, on one rate.
"Before switching to Rentvine, we struggled with scalability, outdated features, and functionality challenges. We needed a partner that could accommodate our growing needs."
- Jen Brooks, Operations Advisor, Priority Property Management
AppFolio scales, but the per-door rate plus tiers and add-ons means cost tends to climb as your portfolio grows.
Open API and integrations
Open API, included. Use any tool you want.
AppFolio's ecosystem is closed. Rentvine's is open, and it does not cost extra. Full API access on AppFolio sits behind the Max tier or a partner application. Rentvine's open API is included from day one, free, plus native integrations with the tools you already use.

AppFolio
AppFolio's ecosystem is a closed marketplace. Full API access sits behind the Max tier or requires a partner application, and integration access beyond the marketplace often comes with additional cost or restrictions.

- API access restricted to Max tier
- Partner application required for full access
- Limited integration flexibility
