Simplify Lease Start Dates with Proration Automation in Rentvine

What Is Proration and Why Does It Matter?
Proration ensures a tenant pays only for the days they actually occupy a unit in a given month. But how you apply it—whether upfront, delayed, or calculated by actual days—can make a huge difference in operations and cash flow.
Rentvine now gives you more control than ever over:
Proration calculation method (actual days, 30-day month, or annual days)
Whether to prorate move-in charges automatically
Option to collect full first month’s rent and prorate second month instead
How to Set Up Proration in Rentvine
You can customize your proration setup in Global Settings > Accounting Settings > Prorate Settings. From there, choose from:
Actual Days of the Month
30-Day Month (Dirty Month)
Annual Actual Days
Want Rentvine to calculate proration for you? Use the built-in Proration Calculator—just enter the rent amount and let the system handle the math.
Prorating Move-In Charges
Within the Move-In Flow, you’ll see monthly charges and move-in charges listed. Here’s what you can do:
Charges like RBP (Resident Benefit Package) can be automatically prorated
Simply check/uncheck proration boxes during setup
Change proration settings on the fly using the proration icon
This makes onboarding tenants simpler, especially when different charges need different treatment.
NEW: Automatically Prorate the Second Month's Rent
Here’s a powerful upgrade: If your policy is to collect full rent in the first month regardless of move-in date, Rentvine now lets you automatically prorate the second month instead.
How to enable it:
Go to Global Settings > Lease Settings
Toggle on “Prorate Second Month”
Now during Move-In Flow, the system will:
Collect full first month rent
Automatically prorate second month charges
This feature ensures consistent billing and supports more flexible leasing workflows.

Team, how we doing? How we feeling? We have another video today on Rentvine Academy and today we are gonna go over some of our proration features and proration settings to show you guys how this could save you guys some time.
So I'm gonna go to my global settings and then from there I'm going to go to my accounting settings and you have prorate settings. So right here you could configure how you want your account to be set up. Do you want your proration setting to be based on actual days of the month, a dirty day month or annual actual days in the specific year? Totally up to you guys.
Also remember, we do have our prorate calculator where you can have the system calculate it for you based off what you type in in the rent amount section.
But the thing that I'm gonna get to now is the move-in flow on the proration features. So right now, if you're just collecting first month's rent and you're prorating that first month amount, you can see our basic setting. You got your monthly charges here. As you scroll down, your move-in charges are automatically gonna be prorated. $9.68 for the RBP. If I uncheck this, it's gonna go back to 30 if I do not want that prorated.
Now we do have an option where you could go to your global settings and then go to lease settings. And if you prorate second month's rent, now you could do that automatically. So prorate second month. And I do have a example to show you guys that to see what that looks like.
So I'm going back into the move-in flow. Same thing, you have your monthly charges, advance reoccurring charges. Well, right here, these are my move-in charges. But you're gonna see prorate second month charges are gonna be automatically prorated.
So if you like to collect the full rent amount in the first month, no matter what day they’re moving in, and then prorate the second rent amount, now this system’s gonna be able to do that for you automatically. And if you click on this icon right here, it's gonna let you know what proration method you have set, and if you need to change it, you could go to your settings.
